Systems

Building Management Systems (BMS) are also known as Building Automation Systems (BAS), Building Management and Control Systems (BMCS), Direct Digital Controls (DDC) and Building Controls.

A BMS is an ‘intelligent’ computer-based controller network that monitors and controls a building’s electrical systems and services such as air conditioning, ventilation, lighting and hydraulics from one centralised system. In other words, a BMS links the functionality of individual pieces of a building's electrical equipment so that they operate as one complete integrated system.

What does a Building Management System (BMS) do?

A BMS most commonly links and controls commercial electrical systems such as heating, ventilation and air conditioning systems (HVAC) including:

  • chilled water plants

  • cooling towers

  • tenant condenser water

  • heating water plants

  • exhaust systems

  • zone controls

  • air conditioning.

Day to day, a BMS can support the management of a building or facility with:

  • systematically controlling building systems and services or streamlining their control

  • providing a Graphic User Interface (GUI)

  • real time monitoring of building operations and the performance of all linked systems

  • trending and logging building operation and performance

  • time scheduling building systems

  • fault management and alarming

  • control application programming

  • user event management

  • energy management and reporting.

Together this helps to reduce unnecessary power use, lower overall running costs and minimise potential interruptions caused by electrical systems that are not working. It helps create reliable and efficient systems for our commercial electrical clients.
